We provide full-service property management for single-family homes, multifamily communities, short-term rentals, and commercial properties throughout Tennessee and Georgia. We also manage commercial multifamily portfolios nationwide.

2. What types of properties do you manage?

Our portfolio includes single-family homes, condominiums, townhomes, small to large multifamily properties, and short-term rentals.

3. What are your management fees?

Our standard management fee starts at 8 percent of monthly collected rent. Customized pricing is available for larger portfolios or commercial assets.

4. Do you provide tenant placement services?

Yes. We handle all marketing, showings, and applicant screening, including credit, background, income verification, and rental-history checks to secure qualified tenants.

5. How are tenants screened?

Applicants undergo a comprehensive review of credit history, income, criminal and eviction records, and prior landlord references. Breed restrictions apply for pets.

6. How do owners access financial information?

Owners receive 24/7 access to detailed financial statements, rent rolls, and maintenance updates through our secure owner portal.

7. Do you manage short-term rentals?

Yes. Our team coordinates guest communications, cleaning services, and maintenance to maximize occupancy and profitability.

8. How is maintenance handled?

We engage trusted vendors and oversee all repairs. Work is approved based on your predetermined thresholds, and urgent issues receive immediate attention.

9. When are owner disbursements made?

Owner payments are typically issued within five to seven business days after tenant rent is collected and cleared.

11. How do I begin services?

Simply complete the “Get Started” form on our website or click the “Schedule to Learn More”. We will provide our Owner Packet and Property Management Agreement (PMA) for your review and digital signature.

Tenants:

1. How do I apply for a property?

Applications are submitted online through the listing page. Each adult (18+) must complete a separate application and pay the non-refundable application fee.

2. What is the screening process?

We review credit history, verify income and employment, and check criminal and eviction records. Prior landlord references are also required. Breed restrictions apply for pets.

3. What is the security-deposit policy?

A standard security deposit is required prior to move-in. The amount is listed with each property and may vary based on screening results.

4. When is rent due and how can I pay?

Rent is due on the first of each month and considered late after the 6th of each month, as stated in your lease. Payments can be made securely through your secured portal by ACH transfer, debit/credit card, or electronic check or in - person by money order.

5. Is renters insurance required?

Yes. Proof of active renters insurance with minimum liability coverage must be provided before keys are released.

6. How do I submit a maintenance request?

Log in to your secured portal and create a work order. For emergencies such as fire, flooding, or loss of heat/AC in extreme weather, call the 24-hour emergency line listed in your lease.

7. Are pets allowed?

Many properties are pet-friendly, subject to owner approval, breed restrictions, and a non-refundable pet fee. The specific policy for your property is outlined in your lease.

8. Can I make changes or improvements to the property?

Written approval from Fairhaven is required before painting, installing fixtures, or making any alterations.

9. What if I need to break my lease?

Contact our office as soon as possible. Early termination is subject to the terms and fees outlined in your lease agreement.

10. How do I renew my lease?

Approximately 60 days before your lease ends, we will provide renewal options and instructions through your tenant portal.

11. When will I receive my security-deposit refund?

After you vacate and the final inspection is completed, refunds (minus any authorized deductions) are processed within the time frame required by state law.
