Through your AppFolio owner portal, you have 24/7 access to income and expense reports, vacancy tracking, maintenance history, and performance analytics. You'll receive monthly statements automatically, and year-end tax documentation is included.

How do you handle maintenance and repairs?

We have a vetted network of licensed contractors who provide quality work at competitive rates. Non-emergency requests are typically addressed within 24 to 48 hours. For urgent issues, we offer 24/7 emergency maintenance response.

How does Fairhaven handle underperforming properties?

We start with a property assessment to identify the gaps, whether that's pricing, vacancy, deferred maintenance, or resident retention. From there we build a performance plan and execute against it with regular reporting so you can track progress.

What does onboarding look like when I bring a property to Fairhaven?

We make the transition as smooth as possible. After signing the management agreement, we conduct a full property walkthrough, audit existing leases and records, transition resident communications, and get your property set up in AppFolio. Most properties are fully onboarded within 30 days.

What are your management fees?

How do I submit a maintenance request?

Log into your resident portal and submit a request with a description of the issue. For emergencies, call the 24/7 maintenance emergency line 706.620.3336.

How do I apply for one of your available rentals?

Visit our Listings page to view current available properties and submit an inquiry. Our team will walk you through the application process, which includes a credit check, background check, and employment verification.

What is your pet policy?

Pet policies vary by property. Contact us directly or check your lease for the specific terms that apply to your unit.

How do I give notice that I'm moving out?

Written notice is required and the required notice period is outlined in your lease, typically 30 to 60 days. You can submit your notice through the AppFolio Resident Portal or contact our team directly. We'll walk you through the move-out process, inspection expectations, and security deposit timeline.
